Goal
Ten luxury spec homes on premium Huntington Beach coastline. The challenge: deliver the custom feel buyers expect at this price point without the custom complexity that kills margins.
The developer needed each property to feel one-of-a-kind while keeping construction predictable and costs under control.
Process
We designed a kit-of-parts system—standardized pools, BBQs, seat walls, and hardscape elements that repeated across all ten homes. Same materials, same details, same install sequence.
Then we layered in variation where it counted: entry gates, paving colors, planting palettes, and finish details that made each home read as unique from the street and backyard.
Working directly with the developer and architect, we built flexibility into a repeatable system. One material order. One set of details. Ten properties that each felt custom.
Results
Construction moved faster with fewer material sourcing delays and simplified coordination. The developer got the efficiency of production housing with the market positioning of custom estates.
Each home sold as a distinct property. Buyers saw custom. The builder ran spec.
