The goal
The project had stalled. A City delay paused it, and when it restarted the clock was tight. The developer needed approval within a month or the project would drop back to a second City Council review, which meant more time, more cost, and more risk on the pro forma. The previous landscape architect had gone quiet, and the drawings needed to move.
What we did
We stepped in and rebuilt the landscape set on a fast timeline, recreating the prior work so the project didn’t lose ground. Before resubmitting, we ran a code analysis on the existing plans and found three items that were out of compliance. We corrected them before they reached the City, so they never became a review comment or a reason for delay.
The results
The developer hit their deadline. The project was approved in two rounds and avoided the second Council hearing entirely.
